EPCs in brief
- The scale: ratings run from A (92 points and above) to G (1–20); band C starts at 69.
- Rentals today: privately rented homes in England and Wales must be at least band E, with exemptions capped at £3,500 of spending (GOV.UK).
- Rentals from 2030: band C (or its equivalent in the new metrics) by 1 October 2030 for all tenancies, with a £10,000 cost cap per property. Status: confirmed government policy, not yet law; the government response of 21 January 2026 says regulations should come into force in 2027 (GOV.UK response).
- New certificates: the reformed EPC with new metrics is now planned for the second half of 2027 (Housing Today).
