## About the certificate

**How long does an EPC last?**
Ten years from the date it was lodged. A newer certificate replaces the older one on the register. Look yours up by postcode: [how to check your EPC rating](https://epccalculator.com/how-to-check-your-epc-rating/).

**Can my rating change without any works?**
Yes. A new assessment can give a different result if the assessor finds features the last one missed, or if the method changes. Reformed certificates with new metrics are now expected in the second half of 2027 ([Housing Today](https://www.housingtoday.co.uk/news/government-delays-epc-reforms-until-2027/5141221.article), press report).

**Do I need an EPC to sell?**
Yes, a valid EPC is needed before you market the home ([GOV.UK](https://www.gov.uk/buy-sell-your-home/energy-performance-certificates)). There is no minimum band for selling.

## Letting today

**Can I rent out a band D home?**
Yes. The legal minimum for a private let in England and Wales is band E, in force since 1 April 2020 ([GOV.UK guidance](https://www.gov.uk/guidance/domestic-private-rented-property-minimum-energy-efficiency-standard-landlord-guidance)).

**Which tenancies are covered?**
Assured, regulated and domestic agricultural tenancies, according to the GOV.UK guidance.

**What are the fines now?**
Per property: up to £2,000 for letting below E for under 3 months, up to £4,000 for 3 months or more, up to £1,000 for false information on the exemptions register and up to £2,000 for ignoring a compliance notice, with £5,000 in total. A council can serve a compliance notice up to 12 months after a suspected breach.

## The 2030 plan

**Is band C by 2030 the law?**
Not yet. It is confirmed government policy: the response of 21 January 2026 sets one deadline, 1 October 2030, for all tenancies in scope. It still needs an Act of Parliament and then regulations, which the government aims to bring into force in 2027 ([GOV.UK response](https://www.gov.uk/government/consultations/improving-the-energy-performance-of-privately-rented-homes-2025-update/outcome/improving-the-energy-performance-of-privately-rented-homes-government-response-html)). Details are on [EPC C by 2030](https://epccalculator.com/epc-c-by-2030-landlords/).

**My home is already C. Do I need to do anything?**
Under the plan, a C issued on the current scale before 1 October 2029 counts until the certificate expires or is replaced.

**Does the plan apply in Scotland or Northern Ireland?**
The response covers England and Wales. Scotland and Northern Ireland set their own rules; we have not covered them.

**Do short-term holiday lets count?**
Not for now. The response says short-term lets will not be required to comply at this time and that the position stays under review.

**What spending counts towards the £10,000 cap?**
Measures installed from 1 October 2025, the EPCs before and after the works, and third-party funding such as ECO4 and Warm Homes: Local Grant. Boiler Upgrade Scheme grants do not count.

**What is the planned maximum fine?**
£30,000 per property per breach, set by the local authority.

## Owners

**Do homeowners have to reach band C?**
No. The minimum standards apply to privately rented homes. Owners see the rating when they sell or let.

**Are there grants for owners?**
The Boiler Upgrade Scheme pays £7,500 towards an air source or ground source heat pump in England and Wales ([GOV.UK](https://www.gov.uk/apply-boiler-upgrade-scheme/what-you-can-get)). Other help depends on income and where you live; see [how to improve an EPC rating](https://epccalculator.com/how-to-improve-an-epc-rating/).
